Glen Calderon, Chief Executive Officer
With a business career spanning 24 years, Glen’s experience extends from Wall Street to real estate brokerage to mortgage default servicing.
Glen Calderon was previously Manager of the Corporate Services Group (CSG) at Prudential Action Real Estate servicing Metropolitan New York. This group closed over 1,600 transactions and $440 million in sales volume in Glen’s last three years (2003-2005), a department he established in 1992 with 22 transactions and $3 million in sales volume. Glen was the #1 Prudential Real Estate Agent for closed transactions in New York State from 1994 to 2004. He was identified in the 2001, 2002, and 2003 issues of REALTOR Magazine as one of the Top 100 Real Estate Agents in the United States.
In 2004, Glen was awarded “The Pinnacle” for Residential Closed Transactions. To receive this award Glen had to be one of the Top 10 agents for closed transactions out of over 50,000 Prudential Real Estate Agents nationally. Glen also won this award from 2000 to 2003. He was also acknowledged as “Top of The Rock” for being the #1 agent in Northern Region out of over 12,000 associates (he also won in 1998, 2000-2004), “Chairman’s Circle – Diamond” award where an associate must have $750,000 of commission income or 150 closed transactions for 12 consecutive years. He was also part of the “PREA 100″ as one of the Top 100 Sales Associates for Residential Closings from 1997 to 2004.
In 2001 and 2004, Glen was given Special Community Service Awards by the United States Congress primarily for his work with first time homebuyers in Eastern Brooklyn and Western Queens promoting homeownership in these underserved areas. He was awarded for Outstanding Leadership in Promoting Homeownership by New York City Government in 2004. Glen was a key participant of New Yorkers for Responsible Lending in identifying and documenting predatory lending practices which lead to New York passing one of the first anti-predatory lending laws in the United States. In 2004, he was appointed to the Homeownership Committee for Neighborhood Housing Services (NHS) of NY City. Glen is an approved instructor for NeighborWorks.
In 1997, Glen’s REO Team was awarded Prudential Resources Management’s Partnership Performance Award in Asset Recovery for the US. Glen was a contributor to and featured in the book, “The Millionaire Real Estate Agent” by Gary Keller and Dave Jenks. Glen is and or was a member of National Association of REALTORS, National REO Brokers Association, REO Managers Association, Institute of Real Estate Management, National Association of Asset Servicers, a Charter Member of NAHREP and five local real estate boards and MLS’s and has regularly spoken to and on behalf of these organizations.
In 2005 Glen sold his Real Estate practice and co-founded Default Resource, a company that offers automated QC focused evaluations and inspections, REO asset management, business process improvement support, emerging markets and outreach assistance, fraud detection, recovery services, training of related professionals and vendors as well as other products and consulting services for the mortgage sector on a national basis. Default Resource entities include Default School (Online Training), DEFAULTology (Consulting and Process Improvement), Hazard Recovery (Hazard Insurance Claims), MarkToMarket (Evaluations and Inspections) and Executive Asset Management (REO Asset Management). From a startup in 2006 Default Resource has over thirty employees and over $23 million in revenues in 2009. In June 2010 Default Resource won the Entrepreneur Council of Frederick County’s Company of the Year award.
Glen is a graduate of Boston University’s School of Management with dual degrees in Accounting and Finance and has a Certificate of Management from University of Virginia’s Darden School of Business. In 2008 he was appointed to the Frederick County Government Affordable Housing Council and Business Advisory Council. Glen works and resides in Frederick, Maryland.
James Zeldin, Executive Vice President and Chief Sales Officer
Mr. Zeldin is the executive vice president and chief sales officer of Default Resource. His areas of expertise include origination services, default management, loss mitigation, REO management, property management, valuation, due diligence and business process consulting services.
Mr. Zeldin is a 20-year veteran of the mortgage industry with extensive experience working with servicers, institutional investors, rating agencies and investment banks. Prior to joining Default Resource, Mr. Zeldin was the senior vice president of mortgage services and business development for Ocwen Financial Corporation and its affiliate, Altisource Portfolio Solutions. While at Ocwen and Altisource, he was responsible for designing and developing multiple business lines including origination services, loss mitigation and REO management services.
Prior to joining Ocwen, he was the managing director of operations and client services for Lender Processing Services (LPS), where he managed the due diligence, valuation, regulatory compliance, analysis and consulting departments.
Mr. Zeldin holds an MBA in real estate and finance from the University of Texas at Austin and a Bachelor of Arts from Indiana University.
Gary Tolbert, Vice President, Operations
Mr. Tolbert previously worked as a business and product development consultant for such Companies as Advanced Field Services, Core Logic, and eNeighborhoods.
He worked for Freddie Mac from 1986 to 2004, where Mr. Tolbert held a number of Director and Managerial positions including Manager of Single Family REO Operations, Project Manager of Third Party Relations, Senior Business Analyst for Collateral Assessment and Director of Strategic Information Services. While at Freddie Mac, Mr. Tolbert was responsible for a number of projects and initiatives including the integration of Information Services across multiple Freddie Mac business units and platforms, development and marketing of AVM and Appraisal alternatives and Freddie Mac’s eventual reselling of AVM products in the 1990’s, as well as managing daily operations and third party relationships for these units.
Mr. Tolbert had direct relationships for Freddie Mac with a number of organizations including FDIC, HUD, OTS, RTC and many top mortgage originators, servicers, and vendors.
Brian Dawson, Vice President, Quality Control
Mr. Dawson was previously employed as the REO and Valuations Supervisor for Premiere Asset Services, an operating entity of Wells Fargo Home Mortgage. He directed a department that oversaw the evaluation and inspection of over 300,000 properties annually.
Mr. Dawson was responsible for client and investor relations, profitability, financial and operational reporting, recruiting and retaining staff, training, and technology implementation. He played a key role in the integration of a web-based system which allowed for client, vendor and internal bidirectional communication, real-time product delivery and status updates. The valuations and inspection department grew from 2,000 in monthly volume in 2003 to over 30,000 in monthly volume for 2007.
At Wells Fargo Home Mortgage Brian was acknowledged as the first recipient of the “Above and Beyond” award for meeting and exceeding corporate goals and mission expectations.
Prior to joining Wells Fargo Home Mortgage, Brian was an Assistant General Manager for the Marriott Corporation where he oversaw the development and management of the Fairfield Inns brand for Frederick County, Maryland.
Mr. Dawson is a Licensed Appraiser in Maryland, Pennsylvania and West Virginia.
